When establishing the sales comparison approach to value in mass appraisal, we use an appraisal area model to obtain an estimate of value. We then review a subset of sales more closely identified with a particular property, referred to as the appraisal neighborhood. We give the greatest weight to sales within the appraisal neighborhood.
For single-family homes, the sales below are those in the appraisal neighborhood. For condo properties, the sales below reflect the entire model encompassing the referenced parcel. To review sales of condos most comparable to the referenced property, sort by the Neighborhood Code and review those sales in the same neighborhood.
